Water Meter Replacement

NEW WATER METERS FROM TABERNASH MEADOWS WATER & SANITATION

February 24, 2021- Tabernash Meadows Water and Sanitation District has initiated replacing all residential water meters in the service area. The District is concentrating on the oldest areas and Lakeside is top priority. There is NO COST to homeowners, as long as the existing water meter installation is standard. All water meters are located inside the house or unit. The procedure takes less than 30 minutes. The program is currently voluntary, but replacement will be mandatory within 2 years.

The new water meters have enhanced reporting capabilities, can aid in troubleshooting, water conservation, and operational cost savings.

 Please don’t wait!

RV & Summer Equipment Reminder, Dog Attack

October 16, 2020
Dear Homeowners,

RV and Summer Equipment Storage: PCVOA is a covenant-controlled community. Current covenants prohibit the extended parking of large or unsightly objects, facilities, equipment including but not limited to boats, snowmobiles, lawn mowers, off-the-road vehicles, recreational vehicles, motorcycles, snow removal equipment and garden and maintenance equipment.

Because of the current Corona virus restrictions, the Board has agreed to relax some of these restrictions through November 1, 2020. Please remove your RVs and any other recreational vehicles and summer equipment from your driveways effective November 1, 2020 and store for the winter in the garages or designated storage areas away from the property.

Pet Control:  There was a dog attack on the south side of Roberts Pond on Wednesday 10/14/20 that caused injuries. An owner was riding her bike with her dog on a leash when two dogs attacked them, luckily the injuries were minor. The two medium sized dogs came from the Lakeside duplex area, with one being white and the other was mostly black with a little brown coloring.

All animals shall be controlled by their owner and shall not be allowed off the owner’s Site except when leashed and accompanied by the owner.

Thank you for your understanding and cooperation.

HOA Meeting February 27, 2021

The first board meeting of 2021 for Lakeside at PoleCreek Townhomes Association will be held Saturday, February 27, 2021 at 4:00 pm MST, online.  All owners are welcome to attend.  If you are interested in attending please reply to this email.  Instructions for accessing the online meeting using Zoom will be emailed to owners later this week but will not be posted publicly.

A preliminary agenda and treasurer’s report is available here.

Additional information will be added to this website as it becomes available.

Fire Status

Below is the update from mid-day on 8/17 provided by the PCVOA management company.

Dear Homeowner,

Many of you are probably aware that the Williams Fork wildfire is now about 7-miles away from Fraser. The fire is active, moving in an easterly direction toward Lake Evelyn in the Byers Creek Wilderness. The fire was estimated to be 6,627 acres in size.  The Grand County Sheriff’s Office is creating an interactive evacuation map, helping inform residents of pre-determined evacuation sites, should they be needed. This map will be located on the http://www.gcemergency.com website. Currently there are no evacuation orders for the Fraser Valley.

What is most important is that you stay updated yourself on what the County plans to do if these fires do reach a dangerous potential. This resource is a direct link to the Forest Service updates, announcements, plans, maps etc. of what is going on with the Williams Fork fire. You can also sign up for the Code Red App on your phone, info about the Application is on the second link.

Pre-evacuation preparedness:

·        Are we in danger?

o   No, as of now the Forest Service and Sherriff only have evacuated residents in the immediate area of the fire. They have placed parts of Fraser in a pre-evacuation zone, but NO residential areas yet.

·        What does pre-evacuation mean?

o   Pre-evacuation just means they want residents to be ready in case of a worst case scenario to be prepared to leave the area.

·        What should I do if we are in a pre-evacuation zone?

o   The links provided have lots of info and tips on what an individual needs to do in order to be ready to leave.

·        Do we need to pack our bags in case?

o   As of now there is no need to pack a bag. When the Forrest Service or Sherriff put our “Zone” in pre-evacuation stages is when you would want to do that.

·        Where do I go?

o   The county has places set up in order to handle evacuation check in’s.

o   They are working on plans and routes now and will update the Info centers as this comes out.

These resources will be your best and most accurate source for information and updates going forward. Please remember and inform your renters and guests NO OPEN FIRES PERMITTED at private residences.

Stay safe!

Mowing In Progress August 13

Hi all,
I am caught a bit off guard this morning.  Per the vote at the Annual Meeting, we have contracted to have fire mitigation mowing done out to 8 feet from each building. I spoke with the contractor yesterday afternoon, and I was told they would start next week.Surprise, mowing is underway as I write this. Here are the guidelines I gave them:1. Mow or weed whack out to 8 feet from the building, steps, and balconies.  2. Mow grass and weeds, avoid flowers, bushes, trees, and landscaping3. Mow down to about 4 inches.4. Contact me if there are any questions about what should be mowed.I apologize for the late notice.

Regards,

Joe Gregg

Bear Alert August 8

Hi all,

In the past several weeks, there have been bear sightings in and near our neighborhood.

Incidents include sightings, bear(s) breaking into unlocked cars, bear(s) getting into garbage containers, and one report of a pet killed by a bear.

Please be proactive by locking vehicles that are parked outside and not placing trash containers for pickup out until the morning of the scheduled pickup. Be sure that the trash containers are not overflowing and the lids are secured.

For those of you who rent your units, please share this information with renters.  We ask that you post a notice regarding the bear sightings and guidelines for locking cars and putting out trash.

Thank you,

Lakeside at Pole Creek Townhomes Association Board of Directors
