REMINDERS

Open fires & fireplaces
No open fires are permitted on any property except in a contained barbeque unit while attended and in use for cooking purposes. No interior or exterior wood burning fireplaces are allowed, but gas-burning fireplaces are permitted.
Noise
No sound shall be emitted from any property which is noxious or unreasonably offensive to others. Quiet hours are from 10 p.m. to 7 a.m.
Weeds
Each site shall be kept free from noxious weeds, dead brush or other growth or trash which is unsightly or causes undue danger of fire.
Trash
No garbage, trash, or debris of any kind shall be kept, stored or allowed to accumulate on any site. Trash shall be stored in bear-proof containers. Bear proof containers are available from the local trash companies or can be modified by the owner to be secure.
Individual trash and recycle receptacles shall be stored inside or neatly up against the home when not at the end of the driveway for pickup. Receptacles may be placed at the bottom of the driveway for pickup at dusk the day before pickup and must be returned to the side of the home or garage by dusk the day of the pickup. Receptacles may not be placed on the driving surface of public roads and may not impede snow plow operations.
Owners are responsible for ensuring their trash and recycling receptacles are secure and not overstuffed and that the lid is properly closed and secure from the wind and not subject to the lid blowing open which allows birds and other animals to disperse trash throughout the development.
If clean-up work is required or if trash receptacles remain on the street beyond the day of pickup, our property management company will provide notice of the infraction and a 24-hour period will be allowed for the owner to remedy the infraction. If the situation is not remedied within 24 hours of notice, the property management company will clean up the trash or move the receptacles and bill the owner for the work at the rate of $100 per occurrence.
Animals
No more than 2 dogs, cats or other pets are permitted on a Site. All animals shall be controlled by their Owner and shall not be allowed off the Owner’s Site except when leashed and accompanied by the Owner. The Owners are responsible to clean up their animal waste.
Storage & Parking
Vehicles that may be parked within the community include conventional passenger vehicles in good repair and which are currently licensed and in regular use. Garages are to be used for vehicle parking. No personal property storage or conversion to living space is allowed if vehicles are displaced.
All large objects, equipment including, but not limited to: trailers, campers, boats, snowmobiles, buses, lawn mowers, motorcycles, snow removal equipment and garden or maintenance equipment shall be stored in a fully enclosed garage provided there remains adequate room to park resident’s passenger vehicles in the garage. Notwithstanding the preceding sentence, motorized vehicles, trailers, snowmobiles, boats, campers or other similar types of possessions may be temporarily parked for not more than 24 hours. Storage of any such possessions for more than 24 hours within a one-week period is strictly prohibited unless waiver is granted by the Board of Directors. Requests for additional time must be submitted to the Management Agent at least 48 hours in advance of the time needed.
The Managing Agent shall notify the property owner by email of any violation and a copy of the notice of violation shall be attached to the offending vehicle the same day. The notice will allow the property owner 3 days to cure the violation. The Board of Directors shall levy a fine of $100 per day for violations that have not been remedied within the 3-day cure period, with the first day of fine assessment being the day of notice of violation. All fines will be levied against the property owner and shall be an assessment against the owner’s property and subject to a lien and collection powers of the Association.
Trampolines
Trampolines are permitted for use in the backyards of Owner’s Sites from May through October of a calendar year. From November 1 to April 30 of each calendar year, the Owner is required to remove the bed, springs and netting from the trampoline frame and store inside the Site.
Home Rental
The owners who are renting their homes must make PCVOA Rules & Regulations available to renters, before, or at the time of check-in. It shall be the responsibility of the owner whose unit is being rented by the Agent, to provide the Agent with copies of the PCVOA Rules & Regulations. Failure to do so would be a direct violation of this Rule.
